    Ideas Drive the Future

“An idea is a greater monument than a cathedral.” Inherit the Wind Everything around us is a result of ideas: someone thought of it, turned it into a vision, and then worked at it to make it come to life. Ideas are what drive the future. Never let a good idea (and who knows which ones are good) go to waste. Leonard Bernstein, composer and conductor, had a file of melodies he’d created, some mere fragments. But he kept them until the time was right. Bill Veeck, American League Baseball owner and promoter, told his family that if their house was on fire, the most important thing they needed to…

Tis the Season!  Buying & Selling Season that is…!

Typically speaking; Realtors & Lenders calendars fill up as we enter the Spring / Summer season.  Is this annual trend going to hold true for 2024?  I’m sure my Realtor & Lender friends hope it will.  What will affect this trend holding true?  Inventory & Interest rates typically.  Inventory is and has been low which has driven values up over the past few years.  When interest rates rose after the boom of 2000-2022; sales dipped.  Now homeowners have an interest rate @ 2-4% that they want to hold on to which effects inventory.  I believe there are many buyers & sellers on the sidelines waiting to see what happens with…

    Five Frogs

There is a riddle that goes: 5 frogs are sitting on a log.4 of the frogs decide to jump off. How many frogs are left? If you are like most of us (me included), I instantly said one. But on further reflection, I realized that I was wrong. The correct answer, of course, is five. How can that be? This riddle points out the difference between thinking about something, even deciding to do it, and doing it. Intent without action is meaningless. You’re like the frogs, still sitting on the log. How often have you been sitting around and thought about doing something—going to the gym, finishing your novel (or…

    Navigating Loans in Today’s Market

The spring market is here, and inventory is still lower than we would like to see. So far, we’re seeing similar patterns to what we’ve seen in the past. There are more buyers than sellers, causing multiple offers on a property, often over list price and often waiving all contingencies. So, what are we doing to help our buyers get their offer accepted? At Fairway, we have many programs to help buyers get their offer accepted, but the main tools are the Proof of Funds program and the Fairway Cash Guarantee.  These programs allow our buyers to compete with cash offers in a competitive market. In addition to the Proof…

    2024 Outlook – Inflation Rates

Inflation Rates Show Significant Improvement in Early 2024, Prompting Speculation on Federal Reserve’s Next Move Things are moving quickly as we start 2024. We were excited to see rates come down in mid- December and are left wondering what will happen this year. While we aren’t expecting to see the lows of 2020 and 2021, it is nice to see them normalize. Inflation has made significant progress lower after peaking in 2022, with the headline reading now at 3.4% (down from 9.1%) and the core reading at 3.9% (down from 6.6%). Remember, the Fed began aggressively hiking the Fed Funds Rate (the overnight borrowing rate for banks) in March 2022…
